We start by walking the deck and looking at it from above and below. We probe boards and framing for soft spots, check the ledger and its flashing, test the posts and railings by hand, and look at the footings and the ground around them. We also note how the deck drains, since standing water is behind most of the rot we find.

Then we explain what we found in plain terms, what needs doing now and what can wait, and what the work involves. You decide what goes ahead. Repairs are done with fasteners and connectors suited to damp, salty conditions, and we clean up the work area when we finish.
